A proposed development in East Knoxville could bring a new multi-use park featuring baseball and soccer fields, an athletic facility, campsites, an RV area, and a fast food restaurant.
The project, planned for a 126.83-acre site along the Holston River, is set to be reviewed by the Knoxville-Knox County Planning Commission on March 13.
According to an article published by 10 News, Clarion REI, LLC is behind the proposal, which includes a 20,000-square-foot athletic facility and a 4,000-square-foot fast food restaurant.
The development would be located near the intersections of Asheville Highway at East Governor John Sevier Highway and Asheville Highway at Holston Ferry Road. Plans also outline a shared parking lot to accommodate visitors.
If approved, construction on the park could begin this year, with full completion expected by 2029.
According to project documents, the site would feature dedicated spaces for RVs and campsites, making it a potential draw for travelers and outdoor enthusiasts.
The location along the Holston River provides a natural backdrop for the park, which could appeal to families, sports teams, and RV travelers seeking a convenient stop near Knoxville.
RV park investors and campground operators may see this development as an opportunity to enhance regional outdoor hospitality offerings. With a mix of sports facilities and overnight accommodations, the park could attract a diverse audience, from local athletes to road-tripping RVers.
